Chakan MIDC Phases I to IV form the core, with the earlier phases holding the established plants and the later phases and the surrounding private land carrying newer development. Around the estate, the villages along the Chakan–Talegaon and Chakan–Shikrapur roads — Nighoje, Kharabwadi, Mahalunge, Ambethan, Kuruli — hold private non-agricultural parcels, standalone sheds and the Grade A warehousing parks that have grown up to serve the cluster.

Roads, highways and connectivity

The Pune–Nashik highway (NH-60) is the spine, giving access south to the city and north to Nashik. The Talegaon–Chakan road links the estate west to the old Mumbai–Pune highway and the expressway interchange at Talegaon, which is the route to Mumbai and the ports. The Chakan–Shikrapur road runs east to the Pune–Nagar corridor. The Pune Ring Road alignment passes through this belt and, as sections open, will connect it directly to the Nagar Road and expressway corridors without passing through the city.

Occupiers and the industrial ecosystem

Bajaj Auto, Mahindra, Škoda Auto Volkswagen and Mercedes-Benz India all build vehicles in or immediately around Chakan, with Tata Motors’ Pimpri-Chinchwad operations a short distance south and Hyundai’s Talegaon plant to the west. Around them sit hundreds of component suppliers — forgings, castings, plastics, electricals, seating, wiring — and the third-party logistics operators who run inbound and finished-vehicle logistics for the OEMs. Engineering, electronics and consumer durables manufacturers have followed the labour pool and the supplier base.

Workforce and logistics

Semi-skilled and skilled labour is drawn from Chakan town, Rajgurunagar, Khed and the villages along the highway, with a housing and hostel market that has grown around the estate. Skilled engineering talent commutes from Pimpri-Chinchwad and Pune’s northern suburbs. Inbound logistics from Mumbai’s ports runs via the expressway and the Talegaon–Chakan road; outbound finished goods use the same route or the Nashik highway north.

Leasing considerations

Chakan rents are set by specification and by proximity to the OEM plants more than by anything else. A Grade A box in a developed park and a nine-metre standalone shed on the same road are different products with different tenants. Occupancy is high in the core and vacancy appears mainly in older stock or in units whose specification no longer suits the market. MIDC sub-letting requires the corporation’s permission; on private land the NA status and approach-road width should be verified before terms are agreed.

Investment considerations

For investors the Chakan case is tenant depth: an OEM supply chain that must sit within the hour produces re-letting demand that few Indian industrial markets can match. The risks are estate-specific — MIDC transfer conditions and charges on leasehold plots, and title and access on private land — and price, which already reflects the cluster’s reputation. Assets on the Ring Road alignment and on the Talegaon–Chakan road are the ones to watch as that infrastructure opens.

Both are actively traded in Chakan; which suits you depends on timeline and exit intentions.

How far is Chakan from the Mumbai–Pune Expressway?

The expressway interchange at Talegaon is reached via the Talegaon–Chakan road; the drive is typically thirty to forty-five minutes depending on traffic, which is the route most inbound cargo from the ports takes.
