Questions occupiers ask
Yes. Hourly and daily classroom rental is available across several corridors and is the sensible way to run weekend batches, test a new catchment or launch a programme before committing to a lease. Per-hour rates are naturally higher than the pro-rata cost of a long lease, which is the price of flexibility.
Kothrud has the densest concentration of coaching institutes and the deepest student residential base. FC Road and Deccan sit inside the Fergusson and Garware catchments with exceptional walk-in footfall. Shivajinagar offers central access and metro connectivity. For south Pune, Bibwewadi, Dhankawadi and Katraj serve a very large and comparatively underserved student population.
You need the building's permitted use to allow an educational activity, and in most Pune buildings you also need written society consent, particularly for classes running into the evening. Above certain occupancy levels, fire safety compliance and a fire NOC come into play. We verify all of this before you shortlist, because retrofitting compliance after fit-out is expensive and sometimes impossible.
Roughly 1,400 to 2,200 sq ft, depending on whether you seat students on benches or individual desks and how much circulation and teaching-wall space you want. At that occupancy the binding constraint is usually staircase width and fire egress rather than floor area.
Acoustic treatment can be added to most premises, but the important question is what you are isolating from and who is below you. A music academy or dance studio needs structural isolation, not just panels, and that is far easier in a standalone building or a ground floor unit than on the third floor of a mixed-use building.
It is driven almost entirely by catchment. A unit inside the walk radius of a major college commands a substantial premium over the same area a kilometre away, and ground floor outprices upper floors because walk-in enrolment matters.
