Sale & Leaseback Advisory
A sale and leaseback turns a property on the balance sheet into capital in the business while you continue to operate from it. BigSpace structures the lease investors will pay for, sources them, and negotiates so the terms you occupy on are ones you can live with for the full term.
Who This Service Is For
- Manufacturers funding expansion from owned premises
- Companies rebalancing capital away from real estate
- Owners seeking liquidity without relocation
How We Work
Requirement assessment
Investment thesis, target yield, holding period, asset class and geography, and the covenant quality you will accept.
Sourcing & shortlist
Published stock plus the off-market pool — developers, landlords, occupiers exiting or assigning — filtered against the brief.
Evaluation & due diligence
Title, tenancy, lease terms, income verification, approvals and physical condition — underwritten before an offer.
Commercial comparison
A like-for-like matrix of total occupancy or acquisition cost, not headline rate.
Negotiation & transaction
Terms benchmarked against comparable deals actually closed, then documentation and registration coordinated to completion.
After-sales support
A named advisor stays on the account: handover, renewals, expansion, disputes and an annual review.
What We Evaluate
- Lease term, rent and escalation that maximise price without over-committing you
- Covenant presentation for the investor market
- Repair, insurance and capex obligations under the lease
- Buy-back and expansion options
- Accounting and tax treatment with your advisors
Frequently Asked Questions
What lease term do investors want?
Long — commonly nine to fifteen years with lock-in — because the lease is the product. We balance that against your operational flexibility.
Does the rent have to be at market?
Above-market rent inflates price but weakens the covenant in an investor’s eyes; at-market rent with a strong covenant usually achieves the better outcome.
Can we buy the property back later?
A purchase option can be negotiated, at a cost to price. Whether it is worth it depends on your plans, and we model it.
