Bank branch and BFSI space for rent in Pune — sites that clear the survey

A bank branch site has to satisfy a property committee, a security audit and a footfall survey before anyone discusses rent. BigSpace sources ground floor, main-road branch premises, ATM sites and financial services offices across Pune and PCMC — pre-screened against the criteria your network actually applies.

Pune's BFSI property desk

Banks do not choose sites the way other occupiers do — and the shortlist has to reflect that.

A branch site is assessed on catchment deposits, walk-in footfall, visibility from both directions, ground floor access, parking, structural capacity for a strong room, and a landlord willing to sign a nine-year lease with a bank's standard covenant. Miss any one of those and the site fails the internal survey however good the rent looks.

We work across the full BFSI spectrum in Pune — nationalised and private sector bank branches, co-operative banks, ATM and drive-through ATM sites, NBFC and microfinance offices, insurance branch offices, stock broking and wealth management floors, and the professional services firms that cluster around them: chartered accountants, audit firms, tax consultants and financial advisors.

BFSI formats we place

From an ATM kiosk to a regional headquarters

Each format has a distinct site-selection logic. We apply the right one.

Bank branch premises

Ground floor, main-road units sized 1,500 to 4,000 sq ft with the visibility, access and structural capacity a full branch requires.

ATM and drive-through sites

Small high-footfall units and kiosk locations with 24-hour access, independent shutter, dedicated power and secure cash-replenishment approach.

Strong room and vault-capable space

Premises where the slab, walls and access route can genuinely carry a strong room and safe deposit lockers, verified structurally.

NBFC and microfinance offices

Customer-facing branch offices with reception, cabins and document storage, in catchments with the right borrower profile.

Insurance branch offices

Mid-size offices with meeting rooms and agent workspace, in accessible locations with parking.

Broking and wealth management floors

Premium addresses with dealing-room power, network redundancy and the discretion HNI clients expect.

CA, audit and tax consultancy offices

Professional offices with cabins, secure record storage and client meeting space, near commercial and court districts.

Pre-leased bank assets

Commercial property already let to a bank, bought for a stable, long-tenure rental yield with an institutional-grade tenant.

3,000 sq ft branchCommonly specified size for a full-service urban branch with lockers and a dedicated wealth desk.

Technical due diligence

What a bank property committee actually checks

This is the difference between a listing and a usable property. Every point below is checked on site, not taken from a brochure.

  • Ground floor and step-free access

Almost non-negotiable for a branch. Upper-floor branches underperform on walk-in customers and fail accessibility expectations.

  • Main road frontage and visibility

Visible from both directions of travel, with no divider cutting off half the catchment approach.

  • Structural capacity for a strong room

Slab loading, wall construction and the access route for installation — assessed by a structural view, not by assumption.

  • Security provisioning

Shutter specification, CCTV routing, alarm connectivity and a secure approach for cash movement.

  • Power reliability and backup

Uninterrupted supply for the branch server, ATM and CCTV, with DG backup and ideally a redundant feed.

  • Catchment and footfall evidence

Documented pedestrian and vehicular footfall at the site, which is what the internal survey will ask for.

  • Customer and staff parking

Adequate provision, because a branch without parking loses precisely the higher-value customers it wants.

  • Long lease acceptance

Whether the landlord will genuinely sign 9+9 years with a bank's standard clauses — established early, not discovered at documentation.

  • Title, OC and permitted use

Clear title, occupancy certificate and commercial permitted use, verified before the site goes to committee.

  • Signage and ATM facade rights

What branding the lease and municipal rules permit on the facade and the approach.

How we work

How a branch site mandate runs

Four stages, one consultant, and a written record of every commercial term discussed.

Brief and benchmark

We take your size, budget, preferred corridors and timeline, then show you what that money actually buys in each micro-market before you visit a single property.

Curated shortlist

Five to eight options, all physically inspected, all confirmed available, each with real carpet area, all-in monthly cost and the owner's genuine position.

Site visits and negotiation

We schedule the visits and run the commercial negotiation — rent, escalation, lock-in, rent-free period and fit-out contribution — from your side of the table.

Documentation and handover

Leave and licence or lease deed support, stamp duty and registration, snag list and handover, with the same consultant you started with.

What BFSI occupiers say about working with BigSpace

Sample copy shown — replace with real, attributable client testimonials before this page goes live.

Our previous agent kept sending first floor units. BigSpace understood on the first call why that was a non-starter and only sent ground floor sites that could actually clear the survey.

Regional Property ManagerPrivate sector bank — Pune West

They raised the strong room slab question before we did. Two of the four sites we liked could not have carried it, and we would have found out far too late.

Branch Infrastructure LeadCo-operative bank — Kothrud

We bought a pre-leased unit with a bank tenant on a nine-year lease. The title and encumbrance work was done properly before we paid the token amount.

Commercials & lease terms

What bank and BFSI premises cost in Pune

Ground floor main-road frontage carries a substantial premium, offset by the long tenure and covenant strength that BFSI tenants bring.

Rent per sq ft

Quoted on chargeable area but always converted by us to effective rent on carpet, so two properties can be compared honestly rather than on headline numbers.

Security deposit

Typically three to six months in Pune, negotiable against lease length and the strength of your covenant.

Escalation

Commonly 5% each year or 15% every three years — the choice materially changes your total cost across a five-year term.

Lock-in period

Usually one to three years. We push for a break option wherever your plan is genuinely uncertain.

Rent-free / fit-out period

One to four months is achievable on shell deals and is real money that most occupiers never think to ask for.

CAM and outgoings

Maintenance, property tax, power and HVAC charges, modelled into one all-in monthly figure before you commit to anything.

Indicative guidance only. Actual figures depend on building grade, floor, condition, lease tenure and covenant strength. Ask us for a written benchmark for your exact requirement and corridor — call +91 8793505409.

Questions occupiers ask

Bank and BFSI premises in Pune — straight answers

What size space does a bank branch need in Pune?

A standard urban branch typically takes 1,500 to 2,500 sq ft on the ground floor. A full-service branch with a strong room, safe deposit lockers, manager cabins and a wealth desk generally needs 2,500 to 4,000 sq ft. ATM-only sites can work in 60 to 250 sq ft provided access and security are right.

Does a bank branch have to be on the ground floor?

In practice, yes, for a customer-facing branch. Ground floor access drives walk-in volume and satisfies accessibility expectations, and most property committees will not clear an upper-floor site for retail banking. Back-office, regional and processing functions are a different matter and work well on upper floors at much lower rent.

Can any commercial space take a strong room?

No. A strong room imposes real structural load and needs appropriate wall construction and a viable installation route. We get a structural view before the site is shortlisted rather than discovering the problem during fit-out.

How long are bank leases in Pune?

Banks and NBFCs typically want long tenure — 9+9 years is a common structure — with defined escalation and a fit-out period. Not every Pune landlord will accept those terms, so we establish willingness early rather than negotiating into a dead end.

What is a pre-leased commercial property let to a bank?

It is a completed commercial unit already leased to a bank, sold with the lease in place, so the buyer receives rental income from day one. Investors value them for tenant quality and lease length. The diligence that matters is the lease deed itself, the escalation schedule, the remaining lock-in and the title chain — all of which we examine before you commit.

Do you find ATM sites as well as full branches?

Yes. ATM site selection is a genuinely different exercise driven by footfall, 24-hour access, independent shutter provision, dedicated power and a secure approach for cash replenishment. Drive-through ATM sites additionally need vehicular approach and stacking room.

Do you handle offices for CA firms and financial advisors?

Yes. Professional practices generally need a cabin-heavy layout, secure physical record storage, client meeting rooms and an accessible address — often near commercial districts or the court precinct. It is a distinct brief from a bank branch and we treat it as one.
