The corridor decision is usually made badly. Commonly 5% each year or 15% every three years — the choice materially changes your total cost across a five-year term.
Lock-in period
Usually one to three years. We push for a break option wherever your plan is genuinely uncertain.
Rent-free / fit-out period
One to four months is achievable on shell deals and is real money that most occupiers never think to ask for.
CAM and outgoings

Questions occupiers ask
There is no single answer, and anyone who gives you one is guessing. Hinjewadi and Kharadi lead for technology occupiers. SB Road, Shivajinagar and Koregaon Park carry the strongest address value. Baner and Balewadi offer the deepest mid-market supply. Pimpri-Chinchwad is materially the cheapest. The right answer depends on where your people live and who your clients are, which is exactly what we map first.
Pimpri-Chinchwad generally has the lowest per-sq-ft office cost in the metropolitan area, followed by Warje, Karve Nagar, Bavdhan, Dhayari and the southern growth corridors such as Ambegaon and Narhe. Emerging eastern areas including Wagholi, Manjri and Handewadi also offer early-mover rents, though they are rising.
Yes, and typically before a line opens rather than after. Corridors along committed metro alignments have seen rent and demand strengthen ahead of commissioning. Shivajinagar, Deccan and the central spine benefit most, and it is a genuine factor in a five-year leasing decision.
They are separate municipal jurisdictions with different approval processes, property tax treatment and, in some cases, different permitted-use rules. For most office occupiers it makes little practical difference; for industrial, hospitality, education and healthcare uses it can matter considerably, and we flag it early.
FC Road, JM Road, MG Road Camp and Laxmi Road remain the strongest organic-footfall high streets. Baner, Balewadi High Street, Koregaon Park, Kalyani Nagar and Viman Nagar lead modern lifestyle retail. For neighbourhood retail, Kothrud, Pimple Saudagar, Wakad, NIBM Road and Wanowrie all have dense catchments with genuine spending power.
