Industrial Property Acquisition
We assist businesses and investors in identifying and acquiring industrial properties that match their operational, financial and location requirements. Our approach includes requirement assessment, property sourcing, site evaluation, commercial comparison, negotiations and transaction coordination.
Who This Service Is For
- Manufacturers buying rather than leasing for control and long-term cost
- Investors acquiring industrial assets for income or development
- Occupiers exercising a purchase option or buying the premises they rent
How We Work
Requirement assessment
A structured brief covering operations, area, specifications, budget, timeline and the constraints that cannot move.
Sourcing & shortlist
Published stock plus the off-market pool — developers, landlords, occupiers exiting or assigning — filtered against the brief.
Evaluation & due diligence
Title, approvals, measured area, utilities and access verified before a site visit is arranged.
Commercial comparison
A like-for-like matrix of total occupancy or acquisition cost, not headline rate.
Negotiation & transaction
Terms benchmarked against comparable deals actually closed, then documentation and registration coordinated to completion.
After-sales support
A named advisor stays on the account: handover, renewals, expansion, disputes and an annual review.
What We Evaluate
- Plot and built-up area against present and planned production
- Building specification: clear height, floor loading, cranes, bays, docks
- Utilities: sanctioned load, transformer, water and drainage
- Title chain, MIDC transfer conditions and pending liabilities
- Fair value against recent comparable transactions
Frequently Asked Questions
Can an MIDC plot be bought outright?
MIDC land is held on a long lease from the corporation and transferred with its consent, subject to transfer charges and conditions. We manage that process alongside the commercial negotiation.
How long does an industrial acquisition take?
From brief to registration, typically three to six months, most of it in due diligence and approvals rather than in finding the property.
Do you arrange financing?
We are not lenders, but we prepare the property and title file lenders ask for and coordinate valuations so financing does not stall the transaction.
