Industrial Asset Leasing
Leasing an industrial building is harder than leasing a warehouse: the tenant’s process has to fit the building’s consents, power and structure, and the wrong tenant can cost an owner more than a vacancy. BigSpace leases industrial assets by matching use to building first, then pricing, negotiating and documenting the lease to protect the owner.
Who This Service Is For
- Owners of factories and engineering sheds
- Companies with surplus industrial capacity to let
- Investors holding industrial buildings
How We Work
Requirement assessment
The asset, the owner’s objectives — income, tenant profile, timing — and the constraints of the lease or estate.
Positioning & marketing
Price and presentation set against live evidence; outreach to the segments that fit; listing and enquiry qualification.
Prospect verification
Covenant, use compatibility and decision authority checked before terms are issued.
Commercial comparison
Offers compared on effective rent and risk, not headline rate.
Negotiation & transaction
Terms benchmarked against comparable deals actually closed, then documentation and registration coordinated to completion.
After-sales support
A named advisor stays on the account: handover, renewals, expansion, disputes and an annual review.
What We Evaluate
- Permitted uses under the consents and zoning
- Structural and utility capacity against prospective processes
- Tenant covenant and environmental risk of the proposed use
- Rent against comparable industrial lettings in the estate
- Reinstatement, insurance and compliance obligations in the lease
Frequently Asked Questions
Can a tenant change the consents?
A tenant may apply for consents for its own process, but the owner carries the property; the lease should govern what may be applied for and who bears the consequences.
What about MIDC sub-letting permission?
MIDC plots require the corporation’s permission to sub-let, with charges. We build that into the timeline and the deal.
Who pays for compliance upgrades?
Negotiable, and it should be explicit — fire systems, electrical certification and effluent handling in particular.
