Food, beverage & hospitality occupiers

Restaurant, cafe and cloud kitchen space in Pune — kitchens that can actually be built

F&B fails on infrastructure more often than on food. Exhaust routing, gas provision, grease trap, water supply, waste and a licence that can genuinely be obtained — BigSpace checks every one of them before a property reaches your shortlist, across Koregaon Park, Baner, Balewadi High Street, Viman Nagar and the cloud kitchen corridors.

Pune's F&B property desk

The kitchen decides the deal. Everything else is negotiable.

An operator can compromise on frontage, on rent, even on parking. What cannot be compromised is a route for the chimney exhaust to reach roof level without a neighbour objecting, a gas connection that is legally installable, a grease trap the drainage can accept, and water supply that will not fail at eight on a Saturday evening. We assess all four before you fall in love with a property.

We cover dine-in restaurants, cafes, QSR and franchise outlets, bars, pubs and microbreweries, bakeries and sweet shops, and the fast-growing cloud kitchen sector — where the site logic inverts entirely: no frontage premium, no footfall requirement, but ruthless emphasis on delivery-rider access, kitchen infrastructure and proximity to a dense ordering catchment.

F&B formats we place

Every food and beverage format Pune trades in

Dine-in and delivery are different businesses with opposite site requirements.

Restaurant premises

Dine-in space with kitchen depth, exhaust routing, customer washrooms and the seating area your covers projection actually needs.

Cafe and coffee shop space

Smaller-footprint units with lighter kitchen requirements, high visibility and the dwell-friendly frontage cafes depend on.

Cloud and dark kitchen space

Delivery-only units prioritising rider access, kitchen infrastructure and ordering-catchment density over frontage or footfall.

QSR and franchise outlets

High-footfall units meeting brand fit-out specifications, in catchments that support quick-service volume.

Bars, pubs and microbreweries

Premises where a liquor licence is genuinely obtainable, with the drainage, ventilation and neighbour tolerance a brewery requires.

Rooftop and garden restaurants

Terrace and open-air premises with structural capacity, weather protection feasibility and noise tolerance.

Bakeries and sweet shops

Retail frontage combined with production capacity, oven power and the storage a working bakery needs.

Central and catering kitchens

Large production kitchens for catering, commissary and multi-outlet supply, with loading access and cold storage.

Configurations

F&B premises sizes and what each format needs

Tell us the size band and we work backwards to carpet area, frontage, power and the buildings that can genuinely deliver it.

Cloud kitchen pod150–400 sq ft. Single-brand delivery kitchen. Infrastructure matters enormously; frontage does not matter at all.
Multi-brand dark kitchen600–1,500 sq ft with several cooking stations, shared cold storage and a proper rider staging area.
Cafe / small outlet400–900 sq ft. Lighter kitchen load, high visibility, and seating that supports dwell time.
QSR outlet600–1,200 sq ft with a compact kitchen, service counter and limited seating in a high-footfall pitch.
Casual dining restaurant1,500–3,000 sq ft — roughly 60 to 120 covers, with full kitchen, storage and customer washrooms.
Fine dining3,000–6,000 sq ft with lower seating density, larger kitchen and back-of-house, and a premium address.
Bar, pub or microbrewery2,000–6,000 sq ft where a liquor licence is obtainable and brewing equipment can be installed and serviced.
Central kitchen2,000–8,000 sq ft production facility with loading access, cold storage and distribution staging.

Technical due diligence

The F&B infrastructure checks that decide everything

This is the difference between a listing and a usable property. Every point below is checked on site, not taken from a brochure.

  • Chimney and exhaust routing

Whether a duct can physically reach roof level, and whether every occupier along that route will accept it. The single most common F&B deal-breaker in Pune.

  • Gas pipeline or cylinder bank

Piped gas availability, or a legally compliant location for a cylinder bank with the required separation distances.

  • Grease trap and drainage

Whether the building's drainage can accept a grease trap and the waste-water volume a commercial kitchen produces.

  • Water supply and storage

Reliable supply and adequate storage. A restaurant that runs dry on a Saturday evening loses more than one night's revenue.

  • Power load for kitchen equipment

Commercial refrigeration, cooking equipment, exhaust fans and HVAC together draw far more than a standard commercial unit's sanctioned load.

  • Licensing feasibility

FSSAI registration, fire NOC, municipal trade licence, and for bars a liquor licence — assessed for this specific address before you sign.

  • Neighbour and society tolerance

Written position on cooking odour, late hours, music and delivery-rider traffic, obtained before fit-out.

  • Delivery rider access and staging

For cloud kitchens this is the primary criterion — where riders park, wait and collect without generating a complaint.

  • Waste storage and collection

A wet-waste storage point and collection route that does not run through the customer entrance.

  • Seating capacity vs washroom provision

Customer washroom requirements scale with covers, and retrofitting them into an unsuitable unit is often impossible.

How we work

How an F&B property mandate runs

Four stages, one consultant, and a written record of every commercial term discussed.

Brief and benchmark

We take your size, budget, preferred corridors and timeline, then show you what that money actually buys in each micro-market before you visit a single property.

Curated shortlist

Five to eight options, all physically inspected, all confirmed available, each with real carpet area, all-in monthly cost and the owner's genuine position.

Site visits and negotiation

We schedule the visits and run the commercial negotiation — rent, escalation, lock-in, rent-free period and fit-out contribution — from your side of the table.

Documentation and handover

Leave and licence or lease deed support, stamp duty and registration, snag list and handover, with the same consultant you started with.

What F&B operators say about working with BigSpace

Sample copy shown — replace with real, attributable client testimonials before this page goes live.

Two of the units we had shortlisted ourselves had no viable route for the chimney. We would have signed one of them. That check alone was worth the entire engagement.

FounderCasual dining restaurant, 90 covers — Baner

For a cloud kitchen nobody else understood that rider access mattered more than the address. BigSpace got it immediately and found us a unit with a proper staging area.

Operations HeadMulti-brand cloud kitchen — Kharadi

They established society consent for late hours in writing before we spent a rupee on fit-out. Our previous outlet had been shut down over exactly that.

Commercials & lease terms

What F&B premises cost in Pune

Dine-in F&B pays a high-street premium; cloud kitchens deliberately trade frontage away for infrastructure and pay materially less per sq ft.

Rent per sq ft

Quoted on chargeable area but always converted by us to effective rent on carpet, so two properties can be compared honestly rather than on headline numbers.

Security deposit

Typically three to six months in Pune, negotiable against lease length and the strength of your covenant.

Escalation

Commonly 5% each year or 15% every three years — the choice materially changes your total cost across a five-year term.

Lock-in period

Usually one to three years. We push for a break option wherever your plan is genuinely uncertain.

Rent-free / fit-out period

One to four months is achievable on shell deals and is real money that most occupiers never think to ask for.

CAM and outgoings

Maintenance, property tax, power and HVAC charges, modelled into one all-in monthly figure before you commit to anything.

Indicative guidance only. Actual figures depend on building grade, floor, condition, lease tenure and covenant strength. Ask us for a written benchmark for your exact requirement and corridor — call +91 8793505409.

Questions occupiers ask

Restaurant and cloud kitchen space in Pune — straight answers

What should I check before renting restaurant space in Pune?

Exhaust routing to roof level, gas provision, grease trap and drainage capacity, water supply reliability, sanctioned power load, and whether FSSAI, fire and — if relevant — liquor licences are genuinely obtainable at that specific address. Also get the society's written position on cooking odour and late hours. In our experience exhaust routing kills more Pune F&B deals than rent does.

How much space does a cloud kitchen need in Pune?

A single-brand delivery kitchen works in 150 to 400 sq ft. Multi-brand operations generally need 600 to 1,500 sq ft with several cooking stations, shared cold storage and a rider staging area. Because frontage and footfall are irrelevant, cloud kitchens can take upper floors and back lanes at a fraction of high-street rent.

Which area is best for a cloud kitchen in Pune?

Density of ordering, not density of footfall. Kharadi, Hinjewadi, Wakad, Baner, Magarpatta and Hadapsar all sit inside large captive catchments of office and residential ordering. The decisive secondary factor is rider access — a unit riders cannot reach quickly will lose you delivery ratings.

Can I get a restaurant space with a liquor licence in Pune?

Licences attach to premises and are subject to location-based restrictions, including proximity to schools, religious institutions and highways. We assess feasibility for the specific address before you commit, and we will tell you plainly when an otherwise attractive unit is unlikely to qualify.

Do restaurant premises in Pune come with a gas pipeline?

Some do, particularly in newer commercial buildings and organised retail. Where piped gas is unavailable, the alternative is a cylinder bank in a compliant location with the required separation distances — which not every property can accommodate. It is checked before shortlisting.

Can I take over a running restaurant space in Pune?

Yes, and it can be an efficient route because the kitchen infrastructure and often the licences are already in place. The diligence differs: you are examining the existing lease terms, the transfer and assignment clause, outstanding dues and the actual condition of the equipment, not just the premises.

What does restaurant space cost per sq ft in Pune?

Prime dining catchments such as Koregaon Park, Balewadi High Street and JM Road command a substantial premium, while cloud kitchen space in a back lane of the same corridor can cost a fraction of it. We benchmark your format and catchment specifically rather than quoting an average.
