Often yes for standalone stock, where 10,000 to 25,000 sq.ft. demand is deep; demising, shared docks and CAM allocation need to be designed properly. We advise on the split before marketing.
What lock-in should I ask for?
Three years is common; longer for build-to-suit or heavy fit-out contributions. The right answer balances income security against the rent premium a tenant will pay for flexibility.
Can you handle the tenant’s fit-out?
