A private NA parcel gives you freedom and puts the entire approvals burden — NA order, zoning certificate, approach road, load sanction — on you. What we read before you see a plot

The 7/12 extract and its mutation entries, the NA order, the zoning certificate against the sanctioned development plan, the approach-road width and its ownership, and whether the parcel sits inside a green belt, a blue-line flood zone or a reserved alignment. Any one of these can make a plot unusable for the thing you bought it for, and none of them is visible on a site visit.

Power is the constraint people underestimate

Sanctioned load, the distance to the nearest substation and the feeder's spare capacity determine what you can actually run. A plot that needs a new HT line and a dedicated transformer carries a cost and a timeline that should be in the acquisition price, not discovered afterwards. The right choice depends on your timeline and on whether you intend to sell the asset later.

What should I check before buying industrial land near Pune?
