Budget, size & capacity

Office space in Pune by budget and size — what your number actually buys

Most searches start with a number: a monthly budget, a square footage, or a seat count. This is the honest translation between the three in the Pune market — what each band genuinely gets you, in which corridors, and where the number will not stretch.

The budget and capacity reference

Tell us the number. We will tell you honestly what it reaches.

A budget of ₹15,000 a month buys a genuinely useful private cabin in Kothrud or Wakad and buys almost nothing on Senapati Bapat Road. A 100-seat requirement is 5,000 sq ft at comfortable density and 4,000 at a tight one, and that difference decides which buildings can even be considered. Getting these translations right at the start saves weeks of viewing the wrong space.

We work across the entire range — single hot desks and dedicated seats, two to eight person cabins, small offices under ₹20,000 a month, 50 and 100 seater floors, enterprise plates of 20,000 sq ft and above, and full-building requirements past a lakh square feet. Short tenure matters too: daily desk rental, weekend space, hourly meeting rooms and night-shift-only occupancy are all available if you know where to look.

Why BigSpace

Cost structures

Four ways to pay for space in Pune

The cheapest option on paper is frequently not the cheapest in practice.

Per-desk monthly

Coworking hot desks and dedicated seats billed per person per month. Lowest entry cost, highest cost per seat at scale, maximum flexibility.

Managed office per seat

A private cabin or suite on a single all-inclusive invoice. Predictable, flexible on headcount, priced above conventional lease per seat.

Conventional lease

Rent per sq ft plus CAM and outgoings, with a deposit and lock-in. Lowest cost per seat at scale, least flexible.

Short tenure and hourly

Daily desks, weekend space, hourly meeting rooms and night-shift-only occupancy. Highest unit rate, but no commitment.

Configurations

Budget bands and what each one reaches

Tell us the size band and we work backwards to carpet area, frontage, power and the buildings that can genuinely deliver it.

Under ₹5,000 / monthShared desks and flexible seats, or a virtual office with a registered address. Not a private lockable office in any Pune corridor.
₹5,000 – ₹10,000A dedicated coworking desk, or a very small private cabin in the value corridors — PCMC, Warje, Karve Nagar.
₹10,000 – ₹20,000A genuine 2 to 6 person private cabin in Kothrud, Wakad, Bavdhan or PCMC. The most common small-office budget in Pune.
₹20,000 – ₹50,000A small office of roughly 400 to 900 sq ft, or a managed suite for 8 to 15 people across most mid-band corridors.
₹50,000 – ₹1 lakhAround 900 to 2,000 sq ft depending on corridor and fit-out — a 20 to 35 person office in most of Pune.
Above ₹1 lakh2,000 sq ft and upward, into Grade A stock and full floor plates. Negotiation on escalation and rent-free starts to matter materially.
100 – 1,000 sq ftCabins, small offices, retail units and collection centres. Frontage and floor level drive price more than area.
1,000 – 5,000 sq ftThe deepest segment of the Pune market. Half floors, full floors, fitted and shell, across every corridor.
5,000 – 20,000 sq ftGrade A floor plates. Fit-out contribution and rent-free periods become genuinely negotiable at this scale.
20,000 – 1 lakh sq ftMulti-floor consolidations, campuses and full buildings on 5+5 year structures with built-to-suit potential.

Technical due diligence

What to check at every budget level

This is the difference between a listing and a usable property. Every point below is checked on site, not taken from a brochure.

  • All-in cost, not headline rent

CAM, power, parking charges and deposit amortisation frequently add 20% to 35% to the quoted rent. Compare on the total.

  • Carpet versus chargeable area

At small sizes a high loading factor can quietly remove a third of what you thought you were renting.

  • Deposit and working capital impact

Three to six months of deposit is a real cash constraint for a small business. It should be negotiated, not accepted.

  • Cost per seat, honestly compared

Coworking looks cheap at five seats and expensive at fifty. Conventional leases are the reverse. Model both at your actual headcount.

  • Escalation over the term

A 5% annual escalation compounds. Over five years it materially changes what you thought you were committing to.

  • Lock-in versus flexibility

A cheap rent with a three-year lock-in is expensive if your headcount plan is genuinely uncertain.

  • Fit-out cost at small scale

A small bare shell unit can cost more to fit out per square foot than a large one. Fitted space often wins below 1,000 sq ft.

  • Hidden charges

Fit-out deposits, society transfer charges, parking premiums and after-hours HVAC. All of them should surface before signature, not after.

How we work

How we work a budget-led brief

Four stages, one consultant, and a written record of every commercial term discussed.

Brief and benchmark

We take your size, budget, preferred corridors and timeline, then show you what that money actually buys in each micro-market before you visit a single property.

Curated shortlist

Five to eight options, all physically inspected, all confirmed available, each with real carpet area, all-in monthly cost and the owner's genuine position.

Site visits and negotiation

We schedule the visits and run the commercial negotiation — rent, escalation, lock-in, rent-free period and fit-out contribution — from your side of the table.

Documentation and handover

Leave and licence or lease deed support, stamp duty and registration, snag list and handover, with the same consultant you started with.

Client feedback

What occupiers say about budget guidance

Sample copy shown — replace with real, attributable client testimonials before this page goes live.

They told us straight away that our budget would not reach SB Road at the size we needed, and suggested Aundh instead. That honesty saved us three weeks of pointless viewings.

FounderAdvisory practice, 900 sq ft — Aundh

The per-seat comparison between coworking and a conventional lease was eye-opening. At twenty-five people the lease was clearly cheaper and we had assumed the opposite.

Operations LeadProduct startup, 25 seats — Baner

Nobody had explained that CAM and parking would add nearly thirty percent to the rent. Our budget was actually a third smaller than we thought.

Commercials & lease terms

Building an honest all-in monthly number

The rent is rarely more than three quarters of what you will actually pay each month. Here is the rest.

Base rent

Quoted per sq ft per month on chargeable area. Always convert to effective rent on carpet before comparing two buildings.

CAM and maintenance

Common area maintenance per sq ft, covering lobby, lifts, security and common services. A significant and often overlooked line.

Electricity and HVAC

Your consumption plus, in central HVAC buildings, a share of the chiller running cost — including after-hours charges.

Parking charges

Frequently billed per bay per month on top of rent, and worth negotiating into the base deal.

Property tax

Depending on the lease structure, this may sit with you rather than the landlord. Establish it before signing.

Deposit opportunity cost

Three to six months of rent held interest-free is real working capital. Model it into your cost per seat.

Indicative guidance only. Actual figures depend on building grade, floor, condition, lease tenure and covenant strength. Ask us for a written benchmark for your exact requirement and corridor — call +91 8793505409.

Questions occupiers ask

Budget and size questions — straight answers

Can I get an office in Pune under ₹10,000 a month?

Realistically, at that level you are looking at a dedicated coworking desk, a virtual office with a registered address, or a very small cabin in the value corridors such as PCMC, Warje or Karve Nagar. A private lockable office in a mainstream corridor generally starts above that figure.

How much office space do I need per person?

A tight, efficient layout works at roughly 45 to 50 sq ft of carpet per person. A comfortable layout with proper meeting rooms, cabins and break-out space needs 65 to 80. Remember that these are carpet figures — add the building's loading factor to reach the chargeable area you will actually be billed for.

Is coworking cheaper than renting an office in Pune?

Below roughly ten to fifteen people, usually yes, because you avoid deposit, fit-out and the fixed cost of unused space. Above about twenty-five people a conventional lease is normally cheaper per seat, sometimes substantially. The crossover depends on your growth plan and how much flexibility is genuinely worth to you.

What is the cheapest area for office space in Pune?

Pimpri-Chinchwad generally offers the lowest per-sq-ft office cost in the metropolitan area, followed by Warje, Karve Nagar, Bavdhan and parts of Wakad. The trade-off is address value and, depending on where your team lives, commute time — which has its own cost in attrition.

Can I rent office space in Pune for a day or a weekend?

Yes. Daily desks, hourly meeting rooms and weekend space are all available, mostly through coworking and managed operators. Unit rates are naturally higher than a lease pro-rata, which is the price of having no commitment.

What is the total monthly cost beyond rent?

Typically 20% to 35% more than the quoted rent once CAM, electricity, HVAC share, parking and property tax are added, and that is before amortising the deposit. We build a single all-in monthly figure for every option on your shortlist so the comparison is honest.

How large a floor plate can you source in Pune?

Up to and beyond a lakh square feet, through multi-floor consolidations, full-building leases and built-to-suit arrangements in Hinjewadi, Kharadi and Yerwada. At that scale the negotiation shifts from rent to fit-out contribution, phasing and expansion rights.
