Ceiling height was the whole brief and every other agent kept sending us offices. BigSpace found a semi-industrial unit with five and a half metres that nobody had thought to show us.

Commercials & lease terms

Typically three to six months in Pune, negotiable against lease length and the strength of your covenant.

Commonly 5% each year or 15% every three years — the choice materially changes your total cost across a five-year term.

Questions occupiers ask
Four metres clear is a workable minimum for general product and portrait work. Five metres or more gives real freedom for lighting from above, larger backdrops and full-length work. Measure to the underside of services rather than to the slab — ducting and lighting frequently consume half a metre that the brochure figure does not mention.
No. Acoustic treatment absorbs reflections inside a room, but stopping structure-borne noise from a building requires a genuine room-within-a-room, which needs height, floor loading and a landlord who permits it. What sits above and below you matters more than any panel you can buy.
Hinjewadi and Kharadi make the most sense — technology talent concentration, better power infrastructure and Grade A buildings with genuine network redundancy. Baner and Balewadi work well for smaller studios that value character and a shorter commute over campus infrastructure.
Yes, and for production work they are often the right answer. Mundhwa, Keshav Nagar, Bhosari and Talawade offer genuine ceiling height, freight access and power at a fraction of office rent. The trade-off is address and finish, which matters for client-facing work and not at all for production.
Considerably more than a conventional office of the same area, and the cooling requirement is usually the harder constraint. We check sanctioned load, backup arrangement and whether the HVAC can be supplemented before you shortlist, because neither is easy to fix afterwards.
Only with written landlord consent, and it should cover lift access, security staffing, equipment movement at night and the neighbours' tolerance. Verbal agreement at the site visit is worth nothing when a complaint is filed six months later.
