Industrial Property Due Diligence
An industrial property carries a history an office never does: consents, effluent, load sanctions, workforce obligations and, on MIDC land, a lease with conditions. BigSpace runs industrial due diligence that reads all of it — so the plant you buy or lease is the plant you think it is.

How We Work
Requirement assessment
Scope agreed in writing: the asset or site, the questions to answer, the documents needed and the deadline.
Document collection
Title papers, approvals, plans, consents and financials assembled from the counterparty, the registry and the authorities.
Evaluation & due diligence
Title, approvals, measured area, utilities and access verified before a site visit is arranged.
Findings & ranking
Every finding ranked: deal-breaker, cure before completion, or price into the terms.
Report & recommendation
A written report in plain terms with the evidence attached, fit to be relied on by your board, counsel or lender.
After-sales support
We stay available through negotiation and completion to resolve what the report raised.
What We Evaluate
- MIDC allotment, lease conditions, transfer status and dues
- Consent to establish and consent to operate for the current and intended use
- Sanctioned electrical load, transformer ownership and arrears
- Structural survey of the shed, floor and crane runway
- Environmental compliance history and any notices
- Labour, statutory and municipal liabilities attached to the premises
Frequently Asked Questions
Do MIDC dues transfer to the buyer?
Outstanding dues and non-compliance with development conditions can block the transfer itself. We obtain a statement of dues and the compliance position from the corporation before you commit.
Can you check whether our process is permitted?
Yes — the zoning, the industrial category and the pollution-control consents are checked against your intended process, not just the seller’s.
Do you inspect the structure?
We do a visual and documentary review and bring in a structural engineer for cranes, heavy floors or any visible distress; the cost is small against the risk.
