High street shops
Ground floor units with genuine frontage on Pune's established trading streets, where footfall is organic rather than engineered.
Commercial property consultants across Pune & PCMC
Retail, showroom & outlet occupiers
Retail is the one asset class where the wrong hundred metres kills the business. BigSpace places brands, franchisees and independent retailers across Pune's high streets, malls and neighbourhood markets — and we assess catchment, frontage and genuine footfall before we assess rent.

Pune's retail leasing desk
A shop on the wrong side of a divider, a showroom with a compromised entrance, a unit whose frontage measures three metres rather than the six you were told — these are the errors that end retail businesses in the first year. We walk the pitch at the hours your customers would actually come, measure the frontage ourselves, and tell you honestly when a unit will not work for your format.
We cover Pune's established high streets — FC Road, JM Road, MG Road Camp, Laxmi Road, Kumthekar Road, SB Road, Deccan — the modern retail corridors of Baner, Balewadi High Street, Koregaon Park, Kalyani Nagar and Viman Nagar, the mall and organised-retail catchments including the Phoenix Marketcity vicinity, and the fast-growing neighbourhood markets across Wakad, Hadapsar, Wagholi, Undri, Dhanori and the whole of Pimpri-Chinchwad.
Why BigSpace
Retail formats we place
From a 300 sq ft neighbourhood shop to a 5,000 sq ft anchor showroom.
Ground floor units with genuine frontage on Pune's established trading streets, where footfall is organic rather than engineered.
Large-format ground floor units with display windows, high ceilings and the frontage that furniture, auto and electronics brands need.
In-line units and anchor space in Pune's malls and organised retail centres, compared on realistic conversion rather than headline footfall.
Large frontage, display-floor loading, service-bay access and the customer parking that vehicle retail genuinely requires.
Supermarket, hypermarket and department store units with the loading access, cold-chain power and storage depth that grocery formats need.
Pharmacy, optical, hardware, mobile and daily-needs units in high-density residential catchments.
Short-tenure units for festival trading, brand activations and market testing before a long lease.
Shops and showrooms for purchase, including pre-leased units bought for a running rental yield.
Micro-markets
Rent, availability and building quality vary sharply between micro-markets. These are the corridors our desk covers daily.
Configurations
Tell us the size band and we work backwards to carpet area, frontage, power and the buildings that can genuinely deliver it.
Technical due diligence
This is the difference between a listing and a usable property. Every point below is checked on site, not taken from a brochure.
Measured on site by us. Frontage, not carpet area, is the single strongest predictor of retail performance in Pune.
Counted when your customers would actually come — evenings and weekends for most formats, not eleven on a Tuesday morning.
Whether the unit is visible from both directions of travel, and whether a road divider blocks half your potential catchment.
What signage the lease, the society and the municipal rules actually permit — before you design a facade you cannot install.
Decisive for showrooms and anything that needs large stock or display items through the door.
Whether the unit is legally usable for your trade, and whether a shop and establishment licence, food licence or trade licence is genuinely obtainable.
How many customers can actually stop. For auto, furniture and grocery retail this is not a nice-to-have.
Sanctioned load for lighting, HVAC and refrigeration, which grocery, pharmacy and F&B retail routinely underestimate.
Where stock arrives, when deliveries are permitted, and whether there is genuine storage depth behind the shop floor.
Who trades on either side, because the wrong adjacency will quietly suppress your conversion for years.
Occupier types we serve
Each format has a different frontage, power and catchment profile. We match on all three.
How we work
Four stages, one consultant, and a written record of every commercial term discussed.
We take your size, budget, preferred corridors and timeline, then show you what that money actually buys in each micro-market before you visit a single property.
Five to eight options, all physically inspected, all confirmed available, each with real carpet area, all-in monthly cost and the owner's genuine position.
We schedule the visits and run the commercial negotiation — rent, escalation, lock-in, rent-free period and fit-out contribution — from your side of the table.
Leave and licence or lease deed support, stamp duty and registration, snag list and handover, with the same consultant you started with.
Client feedback

They talked us out of a unit we had already decided on. The divider meant half the traffic could never turn in. We took their second option instead and it has traded well from month one.
The frontage on the listing said twenty feet. BigSpace measured it at thirteen. That single check saved us a five-year lease on a showroom that would never have worked.
We needed cold-chain power and a loading bay that could take a tempo. Every other agent showed us shops. BigSpace showed us four units that had actually been checked for both.
Commercials & lease terms
Retail rent is driven by frontage and footfall, not area. Two shops of identical size on the same street can differ by half.
Rent per sq ft
Quoted on chargeable area but always converted by us to effective rent on carpet, so two properties can be compared honestly rather than on headline numbers.
Security deposit
Typically three to six months in Pune, negotiable against lease length and the strength of your covenant.
Escalation
Commonly 5% each year or 15% every three years — the choice materially changes your total cost across a five-year term.
Lock-in period
Usually one to three years. We push for a break option wherever your plan is genuinely uncertain.
Rent-free / fit-out period
One to four months is achievable on shell deals and is real money that most occupiers never think to ask for.
CAM and outgoings
Maintenance, property tax, power and HVAC charges, modelled into one all-in monthly figure before you commit to anything.
Indicative guidance only. Actual figures depend on building grade, floor, condition, lease tenure and covenant strength. Ask us for a written benchmark for your exact requirement and corridor — call +91 8793505409.
Questions occupiers ask
It depends almost entirely on the street and the frontage. A unit on FC Road, JM Road or Laxmi Road commands a multiple of the same area in a neighbourhood market, and within a single street the corner unit with double frontage will outprice the mid-block unit substantially. We benchmark your specific format against the specific pitch rather than quoting a citywide rate.
It depends on your format and price point. FC Road and JM Road suit youth fashion and F&B. Laxmi Road remains the strongest jewellery and textile catchment. Koregaon Park and Kalyani Nagar work for premium and boutique retail. Baner, Balewadi and Viman Nagar suit modern lifestyle brands. Kothrud, Wakad and Pimple Saudagar are strong neighbourhood retail catchments with lower entry rents.
For general showroom retail, six metres is a workable minimum and ten or more is genuinely comfortable. Auto showrooms typically need twelve metres or more plus customer parking. Jewellery can trade on less frontage if visibility and security are strong. We measure it on site rather than relying on the owner's figure.
Yes, though it narrows the search considerably on the older high streets, where parking is the scarcest commodity. Baner, Balewadi, Viman Nagar, Wakad and the newer PCMC corridors offer far better parking provision than FC Road or Laxmi Road.
Yes, including pre-leased retail units bought for rental yield. Purchase diligence is more extensive — title chain, encumbrance, occupancy certificate and the strength of the sitting tenant's covenant — and we complete it before you pay any token amount.
Six months of rent is common on high street retail and can run higher on prime pitches with strong demand. It should always be negotiated against the lock-in period and the fit-out rent-free period rather than treated as a fixed number.
Yes. Festival trading, brand activations and market-testing units on short tenures are available, particularly in organised retail and on the newer planned high streets. Rents per sq ft are higher on short tenure, which is normal and should be modelled against the marketing value.
