  • Visibility and approach

    Whether the unit is visible from both directions of travel, and whether a road divider blocks half your potential catchment.

  • Signage rights

    What signage the lease, the society and the municipal rules actually permit — before you design a facade you cannot install.

  • Shutter height and entrance width

    Decisive for showrooms and anything that needs large stock or display items through the door.

  • Permitted use and licensing

    Whether the unit is legally usable for your trade, and whether a shop and establishment licence, food licence or trade licence is genuinely obtainable.

Retail rent is driven by frontage and footfall, not area. Two shops of identical size on the same street can differ by half.

Rent per sq ft

Quoted on chargeable area but always converted by us to effective rent on carpet, so two properties can be compared honestly rather than on headline numbers.

Security deposit

Typically three to six months in Pune, negotiable against lease length and the strength of your covenant.

Escalation

Commonly 5% each year or 15% every three years — the choice materially changes your total cost across a five-year term.

Lock-in period

Retail and showroom space in Pune — straight answers

What is the rent for a shop in Pune?

It depends almost entirely on the street and the frontage. A unit on FC Road, JM Road or Laxmi Road commands a multiple of the same area in a neighbourhood market, and within a single street the corner unit with double frontage will outprice the mid-block unit substantially. We benchmark your specific format against the specific pitch rather than quoting a citywide rate.

Which is the best area for a retail store in Pune?

It depends on your format and price point. FC Road and JM Road suit youth fashion and F&B. Laxmi Road remains the strongest jewellery and textile catchment. Koregaon Park and Kalyani Nagar work for premium and boutique retail. Baner, Balewadi and Viman Nagar suit modern lifestyle brands. Kothrud, Wakad and Pimple Saudagar are strong neighbourhood retail catchments with lower entry rents.

How much frontage do I need for a showroom?

For general showroom retail, six metres is a workable minimum and ten or more is genuinely comfortable. Auto showrooms typically need twelve metres or more plus customer parking. Jewellery can trade on less frontage if visibility and security are strong. We measure it on site rather than relying on the owner's figure.

Can I get a ground floor retail space for rent in Pune with parking?

Yes, though it narrows the search considerably on the older high streets, where parking is the scarcest commodity. Baner, Balewadi, Viman Nagar, Wakad and the newer PCMC corridors offer far better parking provision than FC Road or Laxmi Road.

Do you handle commercial shops for sale as well as rent?

Yes, including pre-leased retail units bought for rental yield. Purchase diligence is more extensive — title chain, encumbrance, occupancy certificate and the strength of the sitting tenant's covenant — and we complete it before you pay any token amount.

What is a realistic deposit for retail space in Pune?

Six months of rent is common on high street retail and can run higher on prime pitches with strong demand. It should always be negotiated against the lock-in period and the fit-out rent-free period rather than treated as a fixed number.

Can you find short-term or pop-up retail space?

Yes. Festival trading, brand activations and market-testing units on short tenures are available, particularly in organised retail and on the newer planned high streets. Rents per sq ft are higher on short tenure, which is normal and should be modelled against the marketing value.
