Questions occupiers ask
Not legally in every case, but practically it matters enormously. Elderly and mobility-limited patients will not reliably use an upper floor served by one lift, and step-free access is now an expectation rather than a bonus. If you do take an upper floor, lift reliability and stretcher access become the decisive checks.
Plumbing and drainage capacity, water supply reliability, power load and backup, a biomedical waste storage point with a collection route that avoids the main lobby, and written landlord consent for laboratory use. Most commercial units fail on drainage, and it is expensive to retrofit.
Sometimes, but it depends on floor loading, the feasibility of lead shielding, what occupies the adjoining and lower units, and the applicable regulatory approvals. We get a structural and practical view before you shortlist, because discovering the problem after signing is a serious loss.
Yes. Shared consulting rooms and time-share arrangements are common and work well for visiting consultants and practitioners building a patient base before taking their own premises. It is also the cheapest way to test whether a catchment will support you.

Yes, in writing, and in most Pune buildings you will also need society consent. Patient footfall, biomedical waste and extended operating hours all affect other occupiers, and consent obtained after fit-out is consent you may not get.
Yes. Gyms have their own technical brief — floor loading for equipment, clear ceiling height, serious ventilation, shower and changing provision, and above all noise and vibration tolerance from the occupier below. A first floor gym above a quiet office is a dispute waiting to happen.
