Questions occupiers ask
Exhaust routing to roof level, gas provision, grease trap and drainage capacity, water supply reliability, sanctioned power load, and whether FSSAI, fire and — if relevant — liquor licences are genuinely obtainable at that specific address. Also get the society's written position on cooking odour and late hours. In our experience exhaust routing kills more Pune F&B deals than rent does.
A single-brand delivery kitchen works in 150 to 400 sq ft. Multi-brand operations generally need 600 to 1,500 sq ft with several cooking stations, shared cold storage and a rider staging area. Because frontage and footfall are irrelevant, cloud kitchens can take upper floors and back lanes at a fraction of high-street rent.
Density of ordering, not density of footfall. Kharadi, Hinjewadi, Wakad, Baner, Magarpatta and Hadapsar all sit inside large captive catchments of office and residential ordering. The decisive secondary factor is rider access — a unit riders cannot reach quickly will lose you delivery ratings.
Licences attach to premises and are subject to location-based restrictions, including proximity to schools, religious institutions and highways. We assess feasibility for the specific address before you commit, and we will tell you plainly when an otherwise attractive unit is unlikely to qualify.
Some do, particularly in newer commercial buildings and organised retail. Where piped gas is unavailable, the alternative is a cylinder bank in a compliant location with the required separation distances — which not every property can accommodate. It is checked before shortlisting.
Yes, and it can be an efficient route because the kitchen infrastructure and often the licences are already in place. The diligence differs: you are examining the existing lease terms, the transfer and assignment clause, outstanding dues and the actual condition of the equipment, not just the premises.
Prime dining catchments such as Koregaon Park, Balewadi High Street and JM Road command a substantial premium, while cloud kitchen space in a back lane of the same corridor can cost a fraction of it. We benchmark your format and catchment specifically rather than quoting an average.
