Shivajinagar and Camp remain the strongest legal addresses given court proximity and an established professional cluster. SB Road and Koregaon Park carry the most corporate-client credibility. Kothrud and Erandwane work well for practices whose client base is local and where value matters more than address prestige.
Roughly 10,000 to 14,000 sq ft, but the binding constraints are written 24/7 access consent, after-hours HVAC availability and its cost, a transport bay that can handle shift-change cab volume, night-time security and lift staffing, and DG backup covering your operations floor. We establish every one of those with the landlord before you shortlist.
It depends entirely on the permitted use and the applicable licensing, and the answer differs between PMC and PCMC jurisdictions. This is the first thing we check, because a co-living fit-out in a building that cannot legally host it is an unrecoverable loss.
