Creative, media, design & gaming occupiers

Studio and creative space for rent in Pune — height, silence, power

Creative work has physical requirements that ordinary offices cannot meet: ceiling height for a lighting rig, structural isolation for a recording booth, render-farm power and cooling, and a landlord who accepts a crew loading equipment at midnight. BigSpace finds premises that can actually take the fit-out.

Pune's creative property desk

You cannot retrofit ceiling height, and you cannot panel your way out of a bad neighbour.

A photography studio needs clear height for lighting and a backdrop, plus a lift that will actually take a C-stand case. A recording or dubbing studio needs structural isolation from the building, not foam on the walls. A VFX or animation house needs sustained power and serious cooling for render hardware. A gaming studio and an esports arena need both, plus network redundancy. These decide the shortlist before rent does.

We cover Pune's creative geography — Kalyani Nagar and Koregaon Park for design-led and boutique studios, Baner and Balewadi for agencies and product design, Hinjewadi and Kharadi for game development and technology-heavy studios, FC Road and Erandwane for smaller creative practices, and industrial-adjacent premises where the requirement is genuinely a shed with height rather than an office.

Technical due diligence

Technical checks for creative and studio premises

This is the difference between a listing and a usable property. Every point below is checked on site, not taken from a brochure.

  • Clear ceiling height

Measured to the underside of services, not the slab. It determines what lighting, rigging and backdrop work is possible at all.

  • Structural sound isolation

Whether a room-within-a-room is achievable, and what sits above and below. Acoustic panels do not stop structure-borne noise.

  • Ambient building noise

Lift machinery, HVAC plant and traffic noise, measured at the hours you would actually record.

  • Power capacity and stability

Sustained load for render farms, lighting and workstations, with backup that will not corrupt a render or a take.

  • Cooling capacity

Render hardware generates serious heat. Standard office HVAC is frequently inadequate and cannot always be upgraded.

  • Equipment load-in route

Lift dimensions, door widths, corridor turns and whether a flight case can genuinely reach your floor.

  • Blackout and light control

Whether windows can be fully blacked out, and whether the landlord will permit the necessary treatment.

  • Out-of-hours access

Written consent for late shoots and overnight sessions, including lift and security availability.

  • Network redundancy

Two independent providers for studios shipping large files or running live streamed events.

  • Floor loading

For equipment, staging, server racks and, in fabrication premises, machinery.

How we work

How a studio property mandate runs

Four stages, one consultant, and a written record of every commercial term discussed.

Brief and benchmark

We take your size, budget, preferred corridors and timeline, then show you what that money actually buys in each micro-market before you visit a single property.

Curated shortlist

Five to eight options, all physically inspected, all confirmed available, each with real carpet area, all-in monthly cost and the owner's genuine position.

Site visits and negotiation

We schedule the visits and run the commercial negotiation — rent, escalation, lock-in, rent-free period and fit-out contribution — from your side of the table.

Documentation and handover

Leave and licence or lease deed support, stamp duty and registration, snag list and handover, with the same consultant you started with.

Client feedback

What studios and agencies say about working with BigSpace

Sample copy shown — replace with real, attributable client testimonials before this page goes live.

Ceiling height was the whole brief and every other agent kept sending us offices. BigSpace found a semi-industrial unit with five and a half metres that nobody had thought to show us.

Studio OwnerPhotography studio — Mundhwa

They tested the ambient noise at eleven at night before we shortlisted. The building we liked most had lift machinery we would never have been able to isolate from.

FounderRecording studio — Kalyani Nagar

The cooling question came up in the first conversation, not after we had signed. Our render farm would have cooked in two of the four buildings we were considering.

Commercials & lease terms

What creative and studio space costs in Pune

Character buildings in Koregaon Park and Kalyani Nagar carry an address premium; semi-industrial premises with genuine height often cost far less and serve production better.

Rent per sq ft

Quoted on chargeable area but always converted by us to effective rent on carpet, so two properties can be compared honestly rather than on headline numbers.

Security deposit

Typically three to six months in Pune, negotiable against lease length and the strength of your covenant.

Escalation

Commonly 5% each year or 15% every three years — the choice materially changes your total cost across a five-year term.

Lock-in period

Usually one to three years. We push for a break option wherever your plan is genuinely uncertain.

Rent-free / fit-out period

One to four months is achievable on shell deals and is real money that most occupiers never think to ask for.

CAM and outgoings

Maintenance, property tax, power and HVAC charges, modelled into one all-in monthly figure before you commit to anything.

Indicative guidance only. Actual figures depend on building grade, floor, condition, lease tenure and covenant strength. Ask us for a written benchmark for your exact requirement and corridor — call +91 8793505409.

Questions occupiers ask

Studio and creative space in Pune — straight answers

What ceiling height do I need for a photography studio?

Four metres clear is a workable minimum for general product and portrait work. Five metres or more gives real freedom for lighting from above, larger backdrops and full-length work. Measure to the underside of services rather than to the slab — ducting and lighting frequently consume half a metre that the brochure figure does not mention.

Can any commercial space be soundproofed for a recording studio?

No. Acoustic treatment absorbs reflections inside a room, but stopping structure-borne noise from a building requires a genuine room-within-a-room, which needs height, floor loading and a landlord who permits it. What sits above and below you matters more than any panel you can buy.

Where should a game development studio take space in Pune?

Hinjewadi and Kharadi make the most sense — technology talent concentration, better power infrastructure and Grade A buildings with genuine network redundancy. Baner and Balewadi work well for smaller studios that value character and a shorter commute over campus infrastructure.

Do you find semi-industrial premises for studios?

Yes, and for production work they are often the right answer. Mundhwa, Keshav Nagar, Bhosari and Talawade offer genuine ceiling height, freight access and power at a fraction of office rent. The trade-off is address and finish, which matters for client-facing work and not at all for production.

What power does a VFX or render setup need?

Considerably more than a conventional office of the same area, and the cooling requirement is usually the harder constraint. We check sanctioned load, backup arrangement and whether the HVAC can be supplemented before you shortlist, because neither is easy to fix afterwards.

Can I run late-night shoots or sessions?

Only with written landlord consent, and it should cover lift access, security staffing, equipment movement at night and the neighbours' tolerance. Verbal agreement at the site visit is worth nothing when a complaint is filed six months later.
