The budget and capacity reference
A budget of ₹15,000 a month buys a genuinely useful private cabin in Kothrud or Wakad and buys almost nothing on Senapati Bapat Road. A 100-seat requirement is 5,000 sq ft at comfortable density and 4,000 at a tight one, and that difference decides which buildings can even be considered. Getting these translations right at the start saves weeks of viewing the wrong space.

CAM, power, parking charges and deposit amortisation frequently add 20% to 35% to the quoted rent. Compare on the total.
At small sizes a high loading factor can quietly remove a third of what you thought you were renting.
Three to six months of deposit is a real cash constraint for a small business. It should be negotiated, not accepted.
Coworking looks cheap at five seats and expensive at fifty. Conventional leases are the reverse. Model both at your actual headcount.
A 5% annual escalation compounds. Over five years it materially changes what you thought you were committing to.
A cheap rent with a three-year lock-in is expensive if your headcount plan is genuinely uncertain.
A small bare shell unit can cost more to fit out per square foot than a large one. Fitted space often wins below 1,000 sq ft.

Electricity and HVAC
Your consumption plus, in central HVAC buildings, a share of the chiller running cost — including after-hours charges.
Parking charges
Frequently billed per bay per month on top of rent, and worth negotiating into the base deal.
Property tax
Depending on the lease structure, this may sit with you rather than the landlord. Establish it before signing.
Deposit opportunity cost
Three to six months of rent held interest-free is real working capital. Model it into your cost per seat.

Questions occupiers ask
Realistically, at that level you are looking at a dedicated coworking desk, a virtual office with a registered address, or a very small cabin in the value corridors such as PCMC, Warje or Karve Nagar. A private lockable office in a mainstream corridor generally starts above that figure.
A tight, efficient layout works at roughly 45 to 50 sq ft of carpet per person. A comfortable layout with proper meeting rooms, cabins and break-out space needs 65 to 80. Remember that these are carpet figures — add the building's loading factor to reach the chargeable area you will actually be billed for.
Below roughly ten to fifteen people, usually yes, because you avoid deposit, fit-out and the fixed cost of unused space. Above about twenty-five people a conventional lease is normally cheaper per seat, sometimes substantially. The crossover depends on your growth plan and how much flexibility is genuinely worth to you.
Pimpri-Chinchwad generally offers the lowest per-sq-ft office cost in the metropolitan area, followed by Warje, Karve Nagar, Bavdhan and parts of Wakad. The trade-off is address value and, depending on where your team lives, commute time — which has its own cost in attrition.
