MIDC or private land?
MIDC comes with approvals and infrastructure resolved and with conditions; private NA land offers freedom and puts the approvals burden on you. The right answer depends on timeline and exit intentions, and we model both.
What can make a plot unusable?
A reservation on the development plan, a green-belt or flood-line overlay, an approach road too narrow or not in the seller’s ownership, or a power feeder with no spare capacity. None of these shows on a site visit, which is why the document work comes first.
