Who issues the title opinion?
Your legal counsel, or one we introduce. We manage the process, assemble the documents and check the property-side facts; the opinion itself is a legal document from a lawyer.
How far back should a title search go?
Thirty years is the accepted standard for a purchase; lenders will ask for it. For a lease the lessor’s current title and authority are usually sufficient, though a long lease deserves more.
What is a title defect that can be cured?
A missing consent, an unregistered document, an old charge that has been repaid but not released. These are common and fixable before completion; we list them with what curing each requires.
