What is effective rent?
The headline rent adjusted for everything else in the deal — rent-free months, fit-out contributions, escalation timing, CAM — expressed as a single comparable figure over the term. It is the only fair way to compare two offers.
Can you help with a renewal?
Yes. Renewal rents are frequently set by reference to escalation rather than to the market, which can leave a tenant paying above or below it; the analysis shows which.
