What "Grade A" should mean before you accept it
A genuine Grade A box in the Pune belt gives you 12 metres or more clear height under the haunch, an FM2-class floor rated to at least 5 tonnes per square metre, dock levellers at 1.2m with shelters, a 1:1 loading apron deep enough for a 40-foot trailer to turn, and fire compliance signed off rather than promised. Plenty of stock is marketed as Grade A with nine-metre eaves and a floor that has never been flatness-tested. We measure before we show.
Ready-to-move versus built-to-suit
Ready-to-move warehousing in Chakan and Wagholi moves fast and rarely fits a specific process line without modification. If your racking layout, dock count or power requirement is unusual, a built-to-suit on an industrial land parcel is usually cheaper over a ten-year term than retrofitting a shed that was never designed for it — and the rent-free fit-out period is where that difference gets negotiated.
Warehouse space with an office component
Most occupiers need a mezzanine office, a driver rest area and a security cabin alongside the storage bay. Whether that is already built, and whether it was built with an occupancy certificate covering it, changes both your fit-out budget and your fire NOC. What does warehouse space cost in Pune?
It varies by belt, specification and lease term, and it moves often enough that any figure published on a website is out of date before it is read. Chakan and Talegaon price differently from Wagholi, and a Grade A box with 12m clear height and dock levellers is a different product from a 9m shed at the same postcode. Tell us the area, the clear height, the dock count and the term you need and we will benchmark the current ask against comparable deals actually signed in that micro-market.
What clear height should I look for?
For pallet racking, 12 metres under the haunch is the modern Grade A standard and lets you run six to seven levels. Ten metres is workable. Below nine metres you are paying for floor area you cannot use vertically, which usually makes a cheaper rent the more expensive deal per pallet position.
Can I get a warehouse with a loading dock ready to move into?
Yes — ready-to-move stock with dock levellers exists across Chakan, Talegaon and Wagholi. What varies is the number of docks, whether they are fitted with shelters and levellers or are simply openings, and whether the apron is deep enough for a 40-foot trailer to manoeuvre. We confirm all three on site before we bring you a shortlist.
Is 15,000 sq.ft. a practical warehouse size in Pune?
It is one of the most requested sizes and one of the harder ones to fill well. Most new Grade A parks are built in larger modules, so a 15,000 sq.ft. requirement is often met either by taking part of a bigger box or by older independent stock with lower eaves. Both work; they carry different rents and different fit-out costs, and it is worth seeing the two side by side.
