Why Invest in Pune

India’s technology and manufacturing powerhouse, two and a half hours from Mumbai, with an airport, an expressway network, a Metro, water security and a talent pipeline that renews itself every year. Ten reasons the commercial property market here keeps growing.

Technology 01

Technology

One of India’s largest IT and ITES hubs

Pune’s technology economy runs along two corridors. To the west, the Rajiv Gandhi Infotech Park at Hinjewadi — Phases 1 to 3 — holds some of the largest single campuses in the country. To the east, Kharadi’s EON Free Zone and the World Trade Center, Magarpatta Cybercity and the Viman Nagar–Kalyani Nagar belt carry the Grade A towers that global capability centres, product companies and IT services majors now compete for. The result for an investor is deep, diversified occupier demand for office space that does not depend on any single tenant or sector.

  • Hinjewadi, Kharadi, Magarpatta, Talawade and Viman Nagar corridors
  • Global capability centres, IT services, product and SaaS occupiers
  • Grade A supply with SEZ and non-SEZ options

Manufacturing 02

Manufacturing

The Chakan–Talegaon automotive and engineering cluster

The belt running from Chakan through Talegaon to Pimpri-Chinchwad is one of India’s principal automotive manufacturing regions. Tata Motors, Bajaj Auto, Mahindra, Škoda Auto Volkswagen and Mercedes-Benz India all build here, supported by hundreds of tier-one and tier-two suppliers, Bharat Forge’s engineering base and the older MIDC estates at Bhosari and Pimpri. For industrial and warehousing investors this means resilient demand for sheds, land and logistics space from a supply chain that has to sit within the hour.

  • Chakan, Talegaon, Ranjangaon, Sanaswadi and Bhosari MIDC estates
  • OEM plants with a dense tier-one and tier-two supplier base
  • Sustained demand for Grade A warehousing and built-to-suit sheds

Location 03

Location

Two and a half hours from Mumbai, India’s financial capital

The Mumbai–Pune Expressway places Pune within a comfortable half-day return trip of the country’s financial centre, its stock exchanges, its port complex and its head-office district. Businesses keep their capital-markets and client-facing presence in Mumbai and their operations, engineering and delivery in Pune, at a materially lower cost per seat and per square foot. The Missing Link project on the expressway, once complete, is expected to shorten the drive further.

  • Mumbai–Pune Expressway and the parallel NH-48
  • Frequent intercity rail between Pune and Mumbai
  • Access to JNPT and the Mumbai port complex for exporters

Connectivity 04

Connectivity

An expanded airport today, a new international airport planned

Pune International Airport at Lohegaon serves the city with direct domestic connections to every major Indian metro and a growing set of international routes, and its new integrated terminal has substantially increased capacity. A greenfield international airport at Purandar has been proposed to serve the region’s long-term growth, and Navi Mumbai International Airport, reached by the expressway, adds a second major gateway. For occupiers in Kharadi, Viman Nagar and Kalyani Nagar, the existing airport is a matter of minutes.

Infrastructure

Expressways, national highways, the Ring Road and the Metro

Pune sits at the junction of the Mumbai–Pune Expressway, NH-48 to Bengaluru, NH-60 to Nashik and NH-65 to Solapur and Hyderabad, which is why logistics operators treat it as a distribution hub for western and southern India. The Pune Ring Road, under construction, is designed to take through-traffic off the city’s arterial roads and open new industrial land along its alignment. Within the city, Pune Metro’s first two lines are operational and the Hinjewadi–Shivajinagar line is being built to serve the western IT corridor directly.

Property market 06

Property market

A deep, institutionally held commercial real estate market

Pune’s office market is one of the most active in India by absorption, and its Grade A stock is increasingly owned by institutional investors and REITs, which brings professional asset management and transparent leasing to the market. Rents remain meaningfully below Mumbai and Bengaluru for comparable quality, which sustains occupier demand, while the pre-leased segment offers investors income-producing assets with strong covenants. Retail follows the residential catchments along the IT corridors, and warehousing tracks the manufacturing belt.

  • Pre-leased commercial assets with established tenants
  • Rents below Mumbai and Bengaluru for comparable quality

Talent 07

Talent

The Oxford of the East: a talent pipeline that renews itself

Pune has been called the Oxford of the East for good reason. Savitribai Phule Pune University, the College of Engineering Pune, Symbiosis, Fergusson College, the Indian Institute of Science Education and Research, the National Defence Academy and the Film and Television Institute of India are all here, alongside a large number of engineering, management and medical colleges. For an employer that means a graduate intake every year and a workforce that tends to stay in the city. For a property investor it means a residential and retail catchment that keeps growing around the campuses and the employment corridors.

Resources

Water security from the Khadakwasla and Pavana reservoirs

Unlike several Indian metros, Pune draws its supply from a chain of reservoirs in the Western Ghats — Khadakwasla, Panshet, Varasgaon and Temghar for the city, and Pavana for Pimpri-Chinchwad — fed by one of the most reliable monsoon catchments in the country. Water security matters more to a commercial occupier than it first appears: a manufacturing plant, a data centre’s cooling plant and a large office campus each depend on it, and it is a question every industrial due diligence we run has to answer.

  • Khadakwasla dam complex supplying the city
  • Pavana reservoir supplying Pimpri-Chinchwad
  • Western Ghats catchment with reliable monsoon inflow

Life sciences & data 09

Life sciences & data

Pharma, biotech, defence research and the data centre pipeline

Pune is home to the Serum Institute of India, one of the world’s largest vaccine manufacturers, to the International Biotech Park at Hinjewadi, and to a cluster of defence and scientific research establishments including DRDO laboratories. The same power, fibre and land availability that serves those users has made the Hinjewadi, Talegaon and Chakan belts the natural location for the region’s data centre developments. These are occupiers with long horizons and demanding specifications, and they anchor the industrial market beyond automotive.

Liveability 10

Liveability

A temperate climate and a city people choose to stay in

Pune sits on the Deccan plateau at around 560 metres, which gives it a milder climate than the coast, and its hill stations, forts and the Western Ghats are within an hour’s drive. Consistently ranked among India’s most liveable large cities, it retains the graduates its universities produce and attracts professionals from other metros — which, for an employer, is the difference between a hiring plan that works and one that does not. Residential demand follows, and with it neighbourhood retail, healthcare and education real estate.

  • Plateau climate, milder than the coastal metros
  • Consistently high liveability rankings among Indian cities
  • Strong residential, retail and healthcare catchments

Questions investors ask

Investing in Pune commercial property — FAQ

Speak with an Advisor
Is Pune a good city for commercial property investment?

Pune combines a diversified occupier base — IT and ITES, automotive and engineering manufacturing, pharma and biotech, education and research — with rents that remain below Mumbai and Bengaluru for comparable quality. That mix supports steady absorption across office, industrial and retail, and the growing institutional ownership of Grade A assets has made the market more transparent for investors.

Which areas of Pune are best for office investment?

Kharadi and the eastern corridor for Grade A towers and global capability centres; Hinjewadi for large campus floor plates; Baner, Balewadi and Aundh for mid-sized fitted offices; Viman Nagar and Kalyani Nagar for airport-adjacent premium stock. The right choice depends on the tenant profile you want and the yield you need.

Where is industrial and warehousing demand strongest?

Chakan and Talegaon for automotive supply chains, Ranjangaon and Sanaswadi for heavier manufacturing on the Nagar Road corridor, and Wagholi and Lonikand for e-commerce and 3PL fulfilment close to the city. The Ring Road alignment is opening further land as it is built.

How far is Pune from Mumbai?

Roughly 150 kilometres by the Mumbai–Pune Expressway, which is typically a two-and-a-half to three-hour drive depending on the time of day. Frequent intercity trains run between the two cities, and Navi Mumbai International Airport is reached by the same expressway.

What is the status of the new Pune airport?

Pune International Airport at Lohegaon is operational and has a new integrated terminal. A greenfield international airport at Purandar has been proposed for the region’s longer-term needs; it is at the planning stage and timelines should be checked against the latest government announcements rather than assumed.
