Bare Shell, Warm Shell and Furnished Office Space — What Is the Difference?
Office listings in Pune describe space as bare shell, warm shell, semi-furnished, plug-and-play or fully furnished. The terms are not standardised, but they broadly describe how much of the fit-out the landlord has done — and therefore how much you will spend, and how long you will wait, before your team can move in.

Bare shell
A bare shell office is the structure and little else: floor, walls, columns, a ceiling slab, and the building’s common services up to the unit. The tenant designs and pays for everything inside — flooring, false ceiling, electrical and data cabling, air-conditioning, washrooms if not provided, and furniture. Rent is lower and the layout is entirely yours, but fit-out takes months and needs capital.
Warm shell
A warm shell adds the basics: usually finished flooring, a false ceiling, lighting, air-conditioning, washrooms and power distribution to the floor. The tenant adds partitions, cabins, workstations and IT. It is faster and cheaper to occupy than bare shell and is the most common format for mid-size corporate offices.
Furnished and plug-and-play
A furnished or plug-and-play office has workstations, cabins, meeting rooms, a pantry and often IT cabling, ready to use within days. Rent is higher because the landlord has paid for the fit-out, and the layout is someone else’s. It suits small teams, short timelines and companies that do not want to commit capital.

Frequently asked questions
What is the difference between bare shell and warm shell?
Bare shell is the structure only and the tenant does the whole fit-out; warm shell already has flooring, ceiling, lighting, air-conditioning and washrooms, so the tenant only adds partitions and furniture.
Which is cheaper, bare shell or furnished?
Bare shell has lower rent but needs fit-out capital; furnished costs more per month but nothing up front. Compare the total cost over your lease term.
How long does a bare shell fit-out take?
Usually a few months, depending on size and design. Negotiate a rent-free fit-out period.
