Carpet, chargeable and the loading factor
Pune offices are quoted on chargeable area, and the loading factor between chargeable and carpet runs from about 25% in an older building to 40% or more in a new tower with a large core. Two floors quoted at the same rate per square foot can differ by a fifth in what you can actually put a desk on. Every listing here carries the carpet figure, because that is what you are really buying.
Bare shell, warm shell and plug-and-play
A bare shell needs ₹1,800 to ₹3,000 per square foot of fit-out and three to five months before anyone sits in it. A warm shell arrives with the flooring, ceiling, HVAC and washrooms done. Plug-and-play means desks, cabling and meeting rooms are in place and you move in inside a fortnight, at a higher rent that is really your fit-out amortised. Which is cheaper depends entirely on your lease term — we run the comparison before you commit.
What the headline rent leaves out
CAM charges, car park rentals charged per bay per month, the escalation clause, the lock-in, the security deposit and the fit-out rent-free period together move the real cost of a Pune office lease by a long way. What is the difference between carpet area and chargeable area?
Carpet area is the usable floor inside your walls. Chargeable area — what you pay rent on — adds your share of the lobbies, cores, lifts and common services. The gap between them is the loading factor, typically 25% to 40% in Pune. Always compare offices on carpet, and always compare the rate per carpet square foot rather than the headline rate.
How much office space do I need per person?
A dense modern layout runs 60 to 80 sq.ft. of carpet per seat including circulation, meeting rooms and pantry. A comfortable layout with cabins and larger meeting provision runs 100 to 125. Start from headcount at the end of your lock-in, not today, and check whether the floor plate can actually be laid out that way — a column grid or a deep core can cost you ten per cent of your seats.
Should I take a bare shell or a fitted office?
Below a three-year term, fitted or plug-and-play is almost always cheaper once you account for fit-out capital you will not recover. Above five years, a bare shell with a negotiated rent-free fit-out period usually wins, and you get a workspace built for how you actually operate. Between three and five it depends on the rent-free period on offer, which is exactly where the negotiation should focus.
What is a typical security deposit for a Pune office?
Six months of rent is the common ask for a Grade A lease, and it is negotiable against lock-in length and covenant strength. Some landlords ask for more from a new entity without an India track record. It is a term worth trading rather than accepting, and it is frequently easier to move than the rent itself.
